Open Space Maintenance Description of Regime
The following document has been produced to inform Owners what our Open Place Maintenance Regime is. It details what works are carried out by our Landscaping Contractor each year.
The following indicates the open space maintenance regime to be applied to the works indicated on the appropriate drawings. The regime will apply during each year and will apply to common areas where appropriate.
During the first two weeks of April each year, remove any litter, rubbish, weed and moss growth, neatly cut and edge grass areas, clean out gullies, clean out bin stores and generally bring site up to satisfactory condition for future regular maintenance.
During first two weeks of April in the first year, carry out all additional works detailed unless otherwise instructed.
Uplift all litter and rubbish from whole site every two weeks (26 times per year) unless otherwise instructed.
Keep all hard surfaces free of weeds and moss at all times
Mow amenity grass areas and remove cuttings off site sixteen times between late March and October or as required or instructed to maintain a neat and tidy appearance. 2 additional cuts to be kept in reserve if required.

Maintain bed areas in a weed free condition through the year, allow for six visits (minimum one per month) between April and October. Trim any over or trailing growth as required; allow for six visits (minimum one per month) between April and October. Prune excessive growth and maintain form of specific plants in accordance with good horticultural practice, allowing for one summer prune visit and one winter hard prune visit per year. Cut out any dead wood as required, firm up loose plants. Edge shrub beds with edging iron.
Allow for three visits per year to check mature and Conifer trees for defects. Allow three visits per year to adjust stakes and ties, firm up loose plants and maintain bases of trees in a weed free condition.
Trim faces and top of all hedges including removing arising’s from site, three times (once during Spring, Summer and Autumn) per season.
Maintain in a weed, scrub and rubbish free condition throughout the year; allow for six visits (minimum one per month) between April and October. All dead, broken, damaged and deformed branches shall be removed by careful pruning.
Brush up and re-situate all scattered gravel to original locations on site every four weeks unless ordered otherwise. Rake and re-level gravel on site every 13 weeks unless ordered otherwise.
Brush, clean and keep play areas free from litter, debris, glass and other hazardous items and remove all such rubbish every two weeks unless ordered otherwise. Carry out a visual inspection of the play area equipment and report any faults on specified form once a month unless ordered otherwise. Carry out all minor repairs to play equipment to maintain safety.
The Employer may authorise repairing ongoing damage and / or wear and tear to soft and hard surfaces, planters, shrubs, climbers and tree planting, bin stores, walls and fences, and for the removal and pruning of unstable, over-mature and fallen trees throughout the year.
